Terms and Conditions


The cottage is of a high standard, however we do accept dogs with care. Pets must not be allowed upstairs, in bedrooms or on furniture and soft furnishings. Dogs should not be left unattended in the property.
Dogs are charged at £20 each. Please note your dog at time of booking.


All fuel is included in the rental. Unlimited fuel and kindling for wood burning stove is provided. Wood is provided for the barbecue/firepit, but bring charcoal if you prefer.

Cancellation by You

**We would strongly advise that you take out Cancellation Insurance**
If you have to cancel your reservation you must telephone us on the number shown on your booking confirmation as soon as the reason for the cancellation occurs. You must also confirm your cancellation in writing. The day on which we receive the telephone cancellation is the day on which your reservation is cancelled.

Deposits are non-refundable unless the property is re-let.

Please note that should you cancel your booking prior to the balance due date, this amount still remains payable by you and is refunded (less an administration fee of £20) only if we have been able to re-let the holiday subsequent to your cancellation. We suggest you ensure that your holiday insurance covers you for this.


We are insured against loss or injury through negligence. In the absence of any negligence or other breach of duty by us, the use by Tenants of any house or its facilities is entirely at their own risk.


Your contract is between the person signing the booking form and Fiddle Hill Cottage and is subject to the following conditions.

  • A breach of any of these conditions may result in a termination of our contract without refund.
  • Your booking should be for holiday purposes only unless otherwise agreed in writing. These properties must not be used for party purposes, weddings or filming without prior written agreement.
  • A Facility Fee may be payable for a function or party where the numbers using the property exceed the capacity the house can sleep.
  • The property is as described on the website.

Your Holiday House

You can arrive at your accommodation after 4pm on the start date of your holiday and you must vacate the property by 10am on your final day. If you anticipate being much later than 4pm, please let us know.

You agree to keep the house clean and tidy and to leave it in a similar condition of cleanliness to when you arrived. Following your departure, any additional cleaning, beyond the normal amount reasonably required, may be charged for. If you have not stayed with us before, a good housekeeping/breakage deposit may be payable, returned when you leave if the house is left as found.

The numbers in your party must never exceed the stated house capacity except by prior written agreement.

Your Booking

You must be 21 years or over when you book the accommodation.
We have the right to refuse any booking prior to the issuing of any confirmation in writing. When you receive your confirmation you must check all the details carefully for accuracy and contact us immediately if you find any discrepancy.

Rentals and Charges

In order to secure a booking you need to make a deposit payment of 25% of the total rental. We will hold a provisional booking for 3 days but we do not guarantee that this will still be available at the end of the 3 day period. On receipt of your deposit, we will confirm your booking in writing. You are then responsible for the balance of the rental, which is due no later than 6 weeks prior to your arrival. If your holiday is within the 6 week period, you are required to pay the full rental at booking.


We hope you will not have any cause for complaint but in the event of a problem arising, you must in the first instance contact us immediately so that any problem may be speedily resolved, as we must be given the opportunity to rectify the problem. Some problems are very easily rectified if notified.
